COI Policy Update — NYC Buildings

We carry active general liability coverage for all visits across Brooklyn and Manhattan. For NYC co-ops and condos, we issue building-specific Certificates of Insurance (COIs) when they are required by management.

How our COI process works

  1. Schedule your appointment
    Once your visit is booked, we can start the COI process for your building or management company.
  2. Send us the COI requirements
    Email or text us your building’s written COI requirements, or a sample COI they’ve approved from another vendor. This lets us compare their request to our current policy limits and endorsements.
  3. We confirm if we can match it — or tell you if we can’t
    If your building’s requirements fit within our policy, we’ll issue a COI for management before the visit.
    If your building asks for coverage limits or endorsements that are outside our policy, we simply cannot modify the policy or issue a non-compliant COI. When that happens, we’ll let you know right away so you don’t lose time and can choose a contractor whose insurance is compatible with your building.

What this means for you

  • Our standard coverage is active for all service appointments.
  • Many smaller NYC buildings do not require a COI at all.
  • If your co-op or condo has unusually strict insurance requirements, there is a chance we may not be the right fit — and we’ll be upfront about that from the start.

We prefer to be honest about insurance compatibility instead of sending paperwork that doesn’t truly meet your building’s standards.
